Elevation Surveyors have extensive experience in commercial surveying, ranging from shopping centres to retail shops, and from office blocks to single suites. Whilst our principle instructions are based in London, we have carried out surveys throughout the UK and across Europe.
Elevation Surveyors have undertaken commercial surveys for both private and corporate clients, investments institutions, and pension funds. Our approach is to liaise closely with the client on identifying their priorities, or where applicable, working with their investment team, often on very limited timescales.
Our survey reports play an important part in the pre-acquisition negotiations, advising on principle cost liabilities, inherent and potential problems that ultimately could affect the value. We have the necessary experience to advise on a diverse range of buildings and situations, allowing us to provide the best solutions to our clients.
Our client pursued the acquisition of this recently refurbished office suite in London. The report gave particular emphasis on damp issues that were identified, which would have affected normal occupational use, as well as guidance on the building as a whole, reflecting on the potential shortfall in the service charge sinking fund.
This warehouse/office combination was acquired on a very short time span. Elevation Surveyors prepared a short format commercial survey report, to quickly identify key issues and thus work to time-sensitive negotiations
This 1970’s block in Berkshire was the subject of a survey commissioned by a Pension Fund as a long term investment. Our report detailed issues which allowed the client to negotiate a discount, and eventual successful acquisition.
Our clients wished to acquire this bar/restaurant in south London. Our survey report highlighted repairs that were eventually excluded from the full repairing and insuring lease obligations, achieving a significant saving to ongoing maintenance costs.
